Designing a Home I Loved (That Would Also Sell)

By: Lauren Lerner of Living with Lolo, client of The Dankbergs

When I bought a house in North Scottsdale, I saw potential but the interiors didn’t reflect the luxury expectations of this premier Arizona zip code. I wasn’t looking for a quick flip. I was designing a home for a long-term buyer to truly enjoy, with every decision carefully balancing how they’d live now and how to increase the home’s future resale value in Scottsdale’s competitive luxury market. Similar trends are shaping nearby markets like Phoenix and Cave Creek, where luxury buyers also expect turnkey design, high-end materials, and lifestyle-focused layouts that justify premium pricing.

As both the general contractor and the interior designer leading the award-winning Scottsdale-based firm, Living with Lolo I had a unique advantage. I could align beauty, function, and investment strategy from day one. And the results speak for themselves:

✅ Appraised value increased by $1,000,000
✅ Multiple offers
✅ The buyer purchased the home and the furniture

Here’s exactly how I did it and how you can approach your next Scottsdale or Paradise Valley home with resale in mind..

Designing a Home I Loved (That Would Also Sell)

This wasn’t a cosmetic upgrade. It was a full-service transformation with ROI baked into every decision. No builder basics. No design shortcuts. Just thoughtful, timeless choices that felt personal yet widely appealing.

My Focus Areas

  • Natural materials: I chose honed stone, textured limewash, and soft window treatments to give the home depth and sophistication.
  • Custom millwork: These details brought warmth to the modern architecture, adding resale appeal.
  • Furnishings that lived like a model home: Every piece was curated, not staged and that invited buyers to imagine their own lives here.

Every Selection Made with ROI in Mind

As the general contractor on this project, I approached every selection with the question:
“Will this increase perceived value and appraised value?”

Key Investment Decisions

  • Paint palette: I used a soft warm white and organic textures to create a serene backdrop
  • White oak flooring: Wide-plank engineered wood grounded the entire home
  • Statement lighting: I sourced sculptural fixtures that doubled as art
  • Window treatments: Custom shades and drapes softened every room and improved natural light control

The final install included full furnishings being delivered with a white-glove process that buyers in this market not only expect but remember.

Before & After: The Details That Made the Difference

Kitchen

  • Retained the original footprint
  • Upgraded all finishes and hardware
  • Designed for visual impact and resale photography

Before: This space had great potential but felt dated, disjointed, and lacking warmth. At Living with Lolo, we see beyond the blank slate. Our AI-enhanced design tools and proprietary process allow us to reimagine every corner with precision and intention. Whether it’s a full remodel or a refined refresh, we lead with clarity and create with heart.

After: This is where luxury meets livability. Every element from the sculptural lighting to the layered textures was chosen to anchor the room in timeless beauty and comfort. With AI-assisted planning and a high-touch design process, we transformed this space into a modern haven that reflects the client’s lifestyle on their best day. This isn’t just design, it’s a lifestyle upgrade.

Living Room

  • Floated the furniture to create cozy conversation zones
  • Installed a custom plaster fireplace as a focal point
  • Used layered textures and luxe drapery to define the space

Before: Tired finishes, heavy tones, and outdated layout made this space feel more functional than fabulous.

Our design team used spatial planning and a clear client brief to identify what was holding this room back and how to transform it into a warm, modern retreat. This was more than a cosmetic update. It was a full sensory reframe.

After: This is what resort-inspired comfort looks like.

We simplified the palette, softened the architecture, and layered in sculptural seating and luxe textures to create a modern retreat that feels both grounded and elevated. With AI-assisted space planning and intentional design strategy, we turned this into a space that feels as good as it looks. It’s refined, livable, and completely custom.

Primary Suite

  • Simplified the color palette to make it feel like a retreat
  • Added hotel-inspired details and spa-style bedding
  • Brought in functional furniture that felt elevated and intentional

Before: Heavy finishes and outdated styling made this primary bedroom feel dark and disconnected.

The original space lacked the serenity and cohesion today’s homeowners crave. Using AI-supported visual mapping and our signature design process, we identified key pain points from bulky built-ins to overwhelming finishes and made a plan to transform it into something softer, calmer, and more luxurious.

After: A master suite made to exhale.

We reimagined this space with a softened palette, sculptural lighting, and serene styling choices that now reflect true resort-level calm. Every design decision from the custom drapery to the clean-lined furnishings was rooted in creating a retreat that feels deeply personal and luxuriously livable. This is what design-led transformation looks like.

Final Results

  • $100,000,000 gain in appraised home value
  • Multiple offers, most over asking
  • Buyer requested to keep the furniture package

This wasn’t just a renovation, it was a resale strategy rooted in lifestyle design. And it paid off.

What Made It Work

As someone who wears the hats of the designer, and the general contractor, I had full control over how this home evolved. It worked because I

✅ Knew what modern buyers in North Scottsdale want

✅ Designed for Arizona light, listing photos, and emotional impact

✅ Balanced personal comfort with broad market appeal

✅ Managed every step with my trusted trades and GC oversight

✅ Worked with an excellent real estate agent who understood the value I built

FAQs: My Experience Designing for Resale in North Scottsdale

Does design really increase home value in North Scottsdale?
Yes. High-end finishes, custom details, and cohesive design not only influence appraisals, they create emotional pull that leads to faster sales and higher offers.

How much did I invest?
This project fell in the $150sq/ft range for finishes and improvements. The return was $100,000,000, plus knowing the new family had an amazing new home to live in and raise their kids in.

When should you start if you're thinking of listing?
I recommend giving yourself 6–12 months before your ideal listing window. That allows time to design, order materials, install, and photograph everything beautifully.
